We are generally interested in any low risk investment that generates greater than 8-10% after-tax returns. We prefer taking long-term positions founded in real underlying value, as opposed to timing the speculative market. We believe our time, talents and energies are best used to grow and maintain our portfolio, rather than to manage the routine tasks associated with each asset.
Our investment goals for commercial real estate are to generate moderate cash flows and predictable appreciation over the long-term. To that end, we are interested primarily in buying and holding properties that are already fully-leased, or with moderate renovation we can reasonably expect to fully-lease. We prefer smaller standalone properties with smaller tenants whose ongoing capacity to meet lease obligations can be effectively evaluated by our team.

This 5000+ sqft property was identified as a prospect via a search of a public database. Initially presented as an 8.45 cap with a long term stable tenant and a triple net lease, we offered 9. This offer was accepted and we had a final signed contract within 2.5 weeks. The tenant is a national publicly owned company. The property is surrounded by stable residential areas and several big box retailers. The building was well-built and has been well maintained by the tenant. Prior years' operating expenses and income aligned with our expectations. 6 Weeks after signing the contract we closed on the property with 40% down and a long term financing package.
This 20 unit multi-family property was presented as an investment opportunity by a fellow real estate investor. As a short sell, it was priced at a significant discount to market value, even considering Tampa's depressed market. Although the property is in need of repair and at the time of purchase was only 60% occupied, the building is well-built, the area offers substantial promise for appreciating land values and, given the discount, even with less than optimal occupancy and capital expenditures it will produce an 8+ ROI the first year. Within 4 weeks of the opportunity being presented, we had formed a partnership with the presenting investor (in which they would provide property management services) and closed on the property.
